Building Services Engineering for Shopping Centers and Large Retail Areas
Spike Renewables operates in the civil and tertiary sectors, focusing on the design and refurbishment of building services systems serving shopping centers, large retail areas, and retail complexes. The activities carried out include interventions on new and existing buildings, often while they are operational, with the aim of ensuring business continuity, regulatory compliance, and improved energy and environmental performance. The experience gained involves contexts characterized by high internal loads, variable occupancy levels, long opening hours, and stringent requirements in terms of comfort, safety, and system reliability.



HVAC systems for retail areas and common spaces
A significant portion of the work has involved the design and upgrading of air conditioning and ventilation systems serving retail areas, shopping malls, and common spaces.
Interventions have included all-air systems with centralized air handling units, direct expansion rooftop units, VRV/VRF systems, and hybrid solutions integrated with existing hydronic networks. In several cases, work was carried out on outdated systems, implementing targeted modifications to the generation and distribution sections to adapt them to loads that have increased over time—typically between 60 and 75 W/m²—and to improve air distribution in environments characterized by great heights and variable layouts.
Revamping of existing systems and continuity of operation
Many projects required plant revamping interventions in buildings that were in operation, with particular attention to construction phase management and minimizing service interruptions. Activities included the replacement or integration of chillers, the installation of new air-cooled condensation systems (dry coolers), modifications to distribution circuits, and the recovery of significant portions of existing ductwork. This approach made it possible to optimize investments by reducing demolition works and downtime, while maintaining high standards of performance and safety.
Systems for anchor stores and specialized retail areas
Spike Renewables has also worked on anchor stores and specialized retail areas within shopping centers, characterized by specific building services requirements. Interventions included the air conditioning of large areas distributed over multiple levels, the integration of new systems for previously unconditioned areas, and the adaptation of systems to new architectural and layout configurations. In these contexts, high-induction air distribution systems were developed, with particular attention to controlling residual air velocities in occupied zones and reducing noise levels—critical aspects in spaces open to the public.
Systems integration and control systems
A cross-cutting aspect of the projects concerns the integration of mechanical and electrical systems with supervision and control systems. Activities included the review and upgrading of centralized control systems, the management of seasonal operating logic, airflow control, and supervision of key thermo-hygrometric parameters. In several projects, existing building management systems were upgraded in terms of programming and architecture to ensure more effective energy consumption control and greater operational flexibility.
Safety, fire protection, and special systems
Safety plays a central role in shopping centers. Spike Renewables managed the upgrading and integration of fire protection systems, including sprinkler networks, hydrants, and smoke extraction systems, coordinating them with architectural and building services modifications. Special systems were also designed and verified, such as localized extraction systems, ventilation for technical rooms, hood management for food areas, and plumbing and sanitary systems serving processing zones.
